TWO STOREY RESIDENTIAL ROW HOUSE

Building Technology 4

The proposed two-storey residence on a 48 sq. m. lot focuses on maximizing space efficiency and aesthetic appeal through sustainable practices and modern design. The vision for the project is to create a functional and comfortable living environment that emphasizes sustainability and contemporary aesthetics.

Site work includes precise staking, excavation, backfilling, grading, and safety measures to ensure stability. The concrete and reinforced concrete used in the construction conform to ACI Building Code requirements, utilizing quality materials and proper mixing techniques.

The masonry works involve the use of EPS Panels for interior walls and concrete hollow blocks for firewalls, with cast-in-place roofing and steel reinforcement. High-quality, well-seasoned lumber, treated to prevent damage, is used for carpentry and joinery work, with specific types of lumber selected for framing and finishes.

The architectural finishes schedule includes natural maple engineered wood and dark gray concrete tiles for interior flooring, while exterior flooring features a black pebble washout finish and rough concrete. Walls are adorned with light gray polished concrete and accent walls with natural maple and black cut stones. Ceilings are made of OSB for interiors and fiber cement board for exteriors. Windows are of the awning type with black aluminum framing and bronze-tinted glass, while doors are swing type with black aluminum framing and Tanguile panel type doors. Finishing hardware includes brass butt hinges, concealed hinges, and high-grade cylindrical locksets. The roofing comprises bituminous waterproofing with asphalt shingles and PVC downspouts.

This concept aims to blend functionality, aesthetics, and sustainability in a compact lot, enhancing natural ventilation and lighting to ensure a comfortable and eco-friendly home.
